Disadvantages of a Realtor

Since this site is primarily focused on residents who are buying a home I’ll look at the disadvantages from that perspective.

I’ve thought long and hard about this. I want to give as unbiased an opinion as I can about this issue. And here is what I came up with. A good agent has no downside.

Let me clarify. If the agent you use does his or her job well there is nothing to lose by using them. You shouldn’t be paying them anything so there is no monetary loss. So the only thing you as a buyer have to lose is time. And for those buying between match day and June that is a precious commodity.

There may be an extremely rare occurrence where the agent may ask the buyer to cover the commission. But, while this is technically a possibility I’ve never heard of it happening.

So, the only thing an agent can cost you is time, and a good agent won’t do that. The agent should be aware of your schedule and work with you to keep you on track. If they are not keeping you on track they are spending your precious resource.

If you use this website to find an agent and that agent is not working out, let us know. We need to know whether our agents are doing their job well and if not we will put you with someone else.

In the end there are only two possible but rare downsides: 1. you may end up paying the commission; 2. your agent doesn’t do a good job and ends up wasting your time.

You can take steps to avoid these situations. To avoid number 1 simply ask the agent to explain their commission agreement. Number 2 may be more difficult to avoid, but we can help you with that situations.
